Exit Readiness: Why the buyer perspective belongs early in development

Future sale value is not created in the sales process. It is created through product decision, operator selection, lease structure and contract logic.

Many hospitality projects are planned, leased and only then viewed through the exit lens. By then, the most important decisions have often already been made.

Exit readiness does not mean that an asset should be sold immediately. It means structuring a project so it can later be understood, financed and valued by institutional investors.

In hotel and serviced-apartment real estate, investors do not only buy space. They buy cashflow. That cashflow depends strongly on the operator, the contract and operational sustainability.

Exit readiness therefore starts early: with the right product, with a suitable operator, with realistic rent, with clean capex logic and with assumptions that can be documented.

A buyer must be able to understand why this asset works with this operator and this lease structure. If assumptions are not clearly derived, uncertainty is created. And uncertainty is reflected in price.

Underwriting capability is particularly important. Room count, ADR, occupancy, revenue structure, GOP, EBITDAR, FF&E, rent burden and lease cover must be traceable. Not as a theoretical model, but as robust deal logic.

A good hospitality asset has to convince three markets at the same time: the operating market, the operator market and the investment market. If only one works, the deal remains vulnerable.

Conclusion: exit readiness is not a sales document. It is a way of thinking. Anyone who wants to make hospitality projects investable needs to consider the future buyer from the beginning.
