Single steps or the whole project, from the first numbers to the signed agreement.

  1. Feasibility and underwriting

    Market, competitive set, ADR, occupancy and operating costs feed an operator P&L. It shows which rent or result the project can carry and gives lenders and investment committees the numbers to work with.

  2. Operator search and selection

    Operators and brands in Germany and abroad are approached, their covenant and track record checked, offers compared and a shortlist drawn up.

  3. Lease, management or franchise

    Who carries the operating risk, who invests and who runs the brand? The three contract types are modelled for the specific project.

  4. FF&E, capex and rebranding

    Initial fit-out, replacement capex and brand standards are agreed before the contract is signed. For a rebranding, so is the sequence of works while the hotel stays open.

  5. Negotiation, financing, sale

    Commercial support through the lease negotiation to signing, documents for lenders and groundwork for a later sale.

Early in the development

Many mandates start before the design is fixed. Operators have requirements for room sizes, unit mix, back of house and building services. Built in early, they save redesign later.

Operators in Germany and abroad

Operators and brands are approached in Germany and internationally. In Lugano, Limehome was selected for 80 serviced apartments; in Graz, Bob W. was placed as operator for Linse OST.
